8. The signs being proposed on the front facade add up to a total of 142 square feet.
The size of the existing sign for Sarie's Place is unknown. The total square
footage of signage allowed is 263 square feet (ten percent of the facade area of
2,629 square feet).
9. It is unknown whether or not any of the proposed signs will protrude greater than
two feet from the building.
10. The closest edge of the building to Highway 371 is approximately 75 feet which
would not allow for the additional five percent increase in signage allowed on the
facade.
11. The facade signs are only being proposed on the east side of the building facing
Highway 371.
12. The east side of the building was the only area used to calculate total facade area.
13. The applicant is requesting a CUP for a reader board and additional free standing
signage that is specifically not allowed in Section 17- 7.1(4)(C). The applicant has
submitted a sign concept plan.
14. The request for the additional sign is to allow a two additional free standing signs,
one to be used as a menu for drive -thru customers and the other as a directional
sign.
15. There have not been any alternatives to the sign request submitted.
16. The subject property is in the Downtown Mixed Use District.
17. Two free standing signs are allowed within the DMU District. A third free
standing sign and a flashing or revolving sign are not allowed.
18. The Comprehensive Plan does not specifically address this request but allows for
the use of commercial development within the City.
19. The use of the sign, with conditions, would be compatible with the existing
neighborhood in that there are other similar signs, albeit without the reader board,
within the same district.
20. The proposed use will not impair values nor substantially diminish properties in
the immediate vicinity.
21. The proposed use, with conditions, will not impede the normal and orderly
development and improvement of surrounding vacant properties.
22. The proposed sign will not create a cost for additional public facilities or services.
23. The lot is already established with vehicular approaches to the property. The sign
with reader board will be facing one of the approaches.
24. There is no need for additional parking with the request of a sign.
25. The requested sign will not create any odor, fumes, dust, noise or vibration. The
signs will be internally lit, however it is unknown whether or not they will be
turned off after business hours.
26. There are no indications that the proposed use will cause any pollution to ground
or surface waters.
Subject to the following conditions:
1. The total signage on the building shall not exceed 10% of the facade area, a total
of 253 square feet of signage.
2. The proposed signs attached to the building shall not protrude more than two feet.
Minutes
Pequot Lakes Planning Commission
March 18, 2010
9
