<br /> Use zoning classification. Applicant proposes to perform general mechanic
<br /> maintenance, such as oil changes and engine and transmission work. Applicant
<br /> does not propose to perform auto body repair. Mechanic work of this nature
<br /> would be considered a "Commercial Use, Other" in the Land Use Matrix,
<br /> requiring a Conditional Use Permit. The property to the north is zoned
<br /> Transition Residential, the parcels to the west and south are zoned Downtown
<br /> Mixed Use, while it is bordered on the east by the Paul Bunyan State Trail.
<br /> The parcel is roughly .49 acres in size and is located at 3i244 Front Street and is
