i. The applicant is proposing to subdivide property located along Hurtig <br /> Road into five residential lots and one outlot. <br /> 2. The property is currently zoned"Shoreline Residential". <br /> 3. The land is properly zoned in its natural state for the intended residential <br /> purposes. <br /> 4. The subject property is vacant. <br /> 5. Proposed"Lots i — 5"contain adequate contiguous lawn area for the <br /> construction of two standard private sewer systems. "Outlot A"is to be <br /> 1/5�ownership designated for Green Space. <br /> 6. Proposed"Lots 1 —5"conform to the minimum requirements of the <br /> "Shoreline Residential"zone. <br /> �. Lot layouts are compatible with the existing layout of adjoining properties. <br /> The proposed layouts will not constrain the future development of <br /> adjacent properties. <br /> 8. The proposed side lot lines for each of the lots are at right angles to <br /> straight road lines or radial to lake shores. <br /> 9. Proposed"Lots 1 —5"have adequate frontage on Hurtig Road. "Outlot A" <br /> does not have frontage on public right-of-way but is designated for Green <br /> Space. <br /> 10.The proposed development does not contain any streets. <br /> �1. There are not any known or proposed easements for public utilities on the <br /> subject property. <br /> �2. Each of the lots will not require a Variance to allow their intended <br /> purposes. <br /> i3. The Minnesota DNR has been notified of this request. They have not <br /> raised any concerns. <br /> And subject to the following Conditions: <br /> i. Wetland area shall not be modified unless authorized by Crow Wing <br /> Soil and Water Conservation District. <br /> 2. "Outlot A" may only be used by owners of land in the development <br /> to access Mayo Lake. Each "unit owner" may be allowed to place <br /> one dock along the shoreline of"Outlot A." <br /> 3. An easement shall be created for the storm drain located between <br /> Lot 1 and Lot 2. The long-term maintenance of the drain shall be <br /> addressed in the Declaration and approved by the City. <br /> 4. Natural or manmade storage areas shall be utilized where needed <br /> and shall be designated by drainage and utility easement by the <br /> subdivider. All storage areas shall be vegetated and designed to <br /> lower naturally after a storm. <br /> 5. Onsite septic systems shall conform to Minnesota Pollution Control <br /> Agency Standards, Individual Sewage Treatment Systems Standard, <br /> (Chapter�080 of the Minnesota Administrative Rules) and the City <br /> of Pequot Lakes SSTS standards. <br /> Council Report 2 <br /> March 6,2oi8 <br />
