Planning Commission Member Habein asked Mr. Schoeb if 25 units is a reasonable <br /> number. Mr. Schoeb concurred. <br /> A motion was made by Planning Commission Member Hallan, seconded by <br /> Planning Commission Member Habein, to amend the existing CUP to allow <br /> rental and storage of U-Haul Trucks and Trailers,based on the following <br /> Finding of Fact and seven Conditions. <br /> Planning Commission Member Hallan asked if the schedule for planting <br /> needed to be included and the Compliance Inspections. Planning <br /> Commission Member Hallan amended his mo�ion, Planning Commission <br /> Member Habein seconded the amendment,to amend the existing CUP to <br /> allow rental storage of U-Haul Trucks and T�ailers�o include the planting <br /> schedule and Compliance Inspection requirements,based on the following <br /> 14 Findings of Fact and�Conditions: <br /> i. The conditional use permit request is to amend the existing cand�rtional use <br /> permit to allow rental and storage of U-Hat�l trticks and trailers m the <br /> Commercial zone. <br /> 2. The subject properties are cQnfarnung parcels. The parcel to the west is vacant <br /> (PIN: 291�50o�oolAooy),wh�e the easterly parce�contains a car wash and a <br /> used car sales lot(PIN: 29��5Qo2ool000g}. <br /> 3. The properties are not served by�nunicipal�ater and wastewater. The easterly <br /> parcel is served by a private Subsurface Sewage Treatment System and a deep <br /> well. <br /> 4. The applicant proposes �,000 square feet for the storage of U-Haul trucks and <br /> trailers v�the west parcel. <br /> 5. Signage will b�e applied for under separate�.and Use Permit meeting Section i�- <br /> 7.�of the City Code. <br /> 6. The proposed use,with conditions, conforms to the Comprehensive Plan. <br /> �. The adjacent property is zoned�ommercial and Public. <br /> 8. The proposed use is eompatibie with the existing neighborhood. <br /> g. The propvs�d use,with eonditions,will not be injurious to the public health, <br /> safety,welfare,decency,order, comfort, convenience, appearance or prosperity of <br /> the City. <br /> io.The conditional use,with conditions,will not be injurious to the use and <br /> enjoyment of other property in the immediate vicinity of the subject property. <br /> �i. The subject properties are accessed via Pillsbury Street and Lilac Drive. There <br /> will not be a significant increase in traffic on either street due to the proposed <br /> use. The public cost for facilities and services for the proposed development will <br /> not be detrimental to the economic welfare of the community. <br /> 12. The proposed use will not generate any offensive odor,fumes, dust, noise or <br /> vibrations that will be a nuisance to neighboring properties. <br /> �3. The proposed use will not destroy any natural or scenic features.
