The adjacent parcels are also zoned Commercial. The parcel to the west of the <br /> parcel outlined in red is the City Water Tower and the Babinski-Wilson Dog Park, <br /> the parcel to the north is an undeveloped platted street, the parcel to the east is <br /> Pequot Auto Sales and the parcel to the south is vacant. <br /> Rental of the U-Haul trucks and trailers would take place at Pequot Auto Sales, <br /> while the storage of the U-Haul trucks and trailers would be on the vacant lot <br /> outlined in red. <br /> Applicant proposes to store the trucks along the north property line and the <br /> trailers along Pillsbury Street,the south properry line. The parcel outlined in red <br /> is approximately 32,00o square feet in area. The applicant proposes to utilize <br /> 8,00o square feet for the storage of the U-Haul trucks and trailers. <br /> The lot outlined in green has a private Subsurface Sewage Treatment System ; <br /> (SSTS) for Pequot Auto Sales and another private SSTS for the Car Wash. <br /> Neither SSTS has a current Compliance Inspection. Pequot Auto Sales and the <br /> Car Wash are served by a private deep well. The lot outlined in red is vacant with <br /> no municipal water or wastewater or deep well and SSTS. <br /> The site plan does not indicate any type of screening of the U-Haul truck and <br /> trailer storage from Pillsbury Street, Lilac Street or the Dog Park. <br /> Mark Schoeb received a Conditional Use Permit November 9, 2004 for Motor <br /> Vehicle Sales and Service; the Car Wash was an e�risting use. The following <br /> conditions were included with the approval: <br /> �. Employee parldng, customer parldng and parking of sales units shall occur . <br /> within the bituminous paved surface. There shall be no parldng Green <br /> space areas or on public right-of-way. <br /> 2. The applicant shall provide an evaluation of the sewage treatment system <br /> from a licensed designer indicating that the system is sized adequately for <br /> the total demand for the site. <br /> 3. Grading of the paved surfaces shall be towards the indicated retention <br /> area. Direct runoff of stormwater to adjacent parcels is prohibited. The <br /> retention area shall be maintained to provide sufficient capacity for <br /> stormwater runoff from the site. <br /> 4. Landscaping plan as noted on certificate of survey be planted within one <br /> year of bituminous surface being installed. <br /> Applicable Regulations: <br /> Section 17-3.2.
