The subject property is <br /> zoned Light Industrial. <br /> r <br /> a <br /> o to <br /> x ,:� � ±,» <br /> 3 <br /> v •¢ <br /> day <br /> The subject property is approximately 66.7 acres and is vacant. <br /> Applicant proposes to re-establish the east lot line to the east. The realignment of <br /> State Highway 371 left a remnant of Tracts C and D on the west side of the new <br /> alignment. This new line combines the remnant pieces with Tracts A and B. <br /> The adjacent property located north of the subject property is zoned <br /> "Commercial" and "Light Industrial", while the property east of the new <br /> alignment is zoned "Agriculture". The adjacent property located south of the <br /> subject property is also zoned"Agriculture". <br /> "Tracts A and C" are currently accessed from Derksen Road. If"Tracts A and B" <br /> are redeveloped in the future, access will likely be an extension of Morehouse <br /> Drive. <br /> "Tracts C and D" are currently used for the City's rapid infiltration system.
