<br /> Background Information: This application was tabled at the January 19, 2017
<br /> Planning Commission meeting. Applicant has furnished a new Certificate of Survey
<br /> indicating a proposed 16-foot utility easement over the existing sanitary sewer line. The
<br /> Survey also indicates an existing 5o-foot easement that does not adequately include the
<br /> sanitary sewer line.
<br /> The applicant is proposing to subdivide the property located at 30839 Old Highway 371.
<br /> The subject property is zoned Downtown Mixed Use.
<br /> The subject property is approximately o.6 acres and contains a dwelling and an accessory
<br /> structure. The property is served by municipal water and wastewater utilities.

<br /> The applicant intends to subdivide a strip of land (Sale Tract) 0.1 acre in size along the
<br /> west edge of the property (Tract B). This Sale Tract would be consolidated with the
<br /> adjacent parcel to the west(Tract A). Tract A contains an assisted living facility; the Sale
<br /> Tract is vacant. Tract A is also zoned Downtown Mixed Use and both tracts conform to
<br /> the Downtown Mixed Use standards. Tract A has sufficient access to East Woodman
<br /> Street;Tract B has sufficient access to East Woodman Street and Old Highway 371.
<br /> The adjacent properties are zoned Downtown Mixed Use.
