Peterson <br /> Agenda Item: 6 (b) <br /> Background Information: The applicant is proposing to subdivide the property <br /> located at 3646 West Mayo Lane into two tracts. The subject property is zoned <br /> Shoreline Residential. <br /> The subject property is approximately 15.3 acres and contains 3 seasonal cabins, a <br /> bunkhouse and a pump shed, as well as 2 accessory structures that are falling down in <br /> disrepair. 'ti ; <br /> .. <br /> �h <br /> <a <br /> The applicant intends to subdivide the subject property in a 14.1 acre tract (Tract A) and <br /> a 1.2 acre tract (Tract B). Proposed Tract A contains 3 seasonal cabins, a bunkhouse, the <br /> pump shed for the water well, and two accessory structure in disrepair, one being in the <br /> bluff setback. The northern cabin is located in the proposed side yard setback. Two <br /> cabins have a new Subsurface Sewage Treatment System and a Compliance Inspection <br /> has been received for the third cabin. There is no running water contained in the <br /> bunkhouse. The structures contained in Proposed Tract A are assumed to be non- <br /> conforming as there was no detail included on the Certificate of Survey. <br /> Proposed Tract B is vacant. <br /> Section 17-9.4 (2) states `all non-conforming structures and uses shall be brought into <br /> conformity during the subdivision process, except as specifically waived by motion of <br /> the Planning Commission".
