City of <br /> Pequot <br /> Ies <br /> PUBLIC HEARING—INTEGRATED GROWTH PLAN <br /> Application: Ordinance Amendment regarding the Integrated <br /> Growth Plan in the Comprehensive Plan <br /> Applicant: City of Pequot Lakes <br /> Agenda Item: 3 (b) <br /> Background Information: The City Council directed the Planning <br /> Commission to review the Future Land Use Map as it relates to the new <br /> alignment of State Highway 371. A new map was created with the new alignment <br /> and the Planning Commission recommends the following amendments to the <br /> Future Land Use Map: <br /> 1. The Field of Dreams should remain Urban Rural Transition. <br /> 2. The Urban Rural Transition east of town should be changed to Rural <br /> Residential. The new highway is the new dividing line for urban and rural <br /> properties. <br /> 3. The three Agriculture parcels south of County Road 11 were discussed; it <br /> was decided to leave as Agriculture. <br /> 4. The parcels west of the new alignment at the end of Tree Farm Road — <br /> parcels to the north should be Urban Rural Transition and the parcels to <br /> the south should be Light Industrial. <br /> 5. The parcel just west of the Fire Tower should be changed to Forest <br /> Preservation based on the parcel to the north and the topography. <br /> 6. The Urban Rural Transition north of City Hall should be expanded to the <br /> east,keeping the parcels adjacent to the new highway Forest Preservation. <br /> 7. The south Rasmussen parcel should be changed to Urban Rural <br /> Transition; the north parcel should be changed to Forest Preservation. <br /> The little piece north of the County Road 17 extension should be Forest <br /> Preservation. <br /> 8. The main Kennedy Parcel should be changed to Urban Rural Transition. <br /> Staff Findings: Staff provides the following Findings of Fact for consideration <br /> by the Planning Commission: <br /> 1. The amendments to the Future Land Use Map take into consideration the <br /> new alignment of State Highway 371. <br /> Planning Commission Direction: The Planning Commission can approve <br /> the Ordinance Amendment, deny the application, or table the request if <br /> additional information is needed.
