City of <br /> Pequot <br /> PUBLIC HEARING—MINIMUM LOT SIZE <br /> Application: Ordinance Amendment Regarding Minimum Lot <br /> Size in the Transition Residential Zone <br /> Applicant: City of Pequot Lakes <br /> Agenda Item: 3 (a) <br /> Background Information: As you will see below in the Applicable <br /> Regulations the Purpose and Intent of the Transition Residential Zone is to <br /> provide a residential zoning classification that serves as a medium-density buffer <br /> between areas of higher-density (Urban Residential, Downtown Mixed Use, <br /> Shoreline Residential, Commercial and Light Industrial Zones) and areas of <br /> lower-density(Rural Residential,Agriculture and Forest Management Zones). <br /> Below are the current minimum lot sizes in our ordinance: <br /> The Total Lot Area— acres, minimum are: <br /> Agriculture— 20 acres; <br /> Forest Management— 10 acres; <br /> Rural Residential—5 acres; and <br /> Transition Residential — 5 acres. <br /> Buildable Lot Area—square feet, minimum are: <br /> Shoreline Residential — 20,000 sf <br /> Urban Residential (sewered) — 6,25o sf, and <br /> Urban Residential (unsewered) — 20,000 sf. <br /> The current minimum lot width in the Transition Residential zone is 200 feet. If <br /> we are reducing the minimum lot size we may want to consider reducing the <br /> minimum lot width.
