aye <br /> Pequot <br /> NEW BUSINESS—TRANSITION ZONE MINIMUM LOT SIZE <br /> Agenda Item: 7(c) <br /> Background Information: Staff was contacted by a property owner who <br /> would like to subdivide an 8 acre parcel into two 4 acre parcels. The parcel is <br /> zoned Transition Residential which has a minimum lot size of 5 acres for a metes <br /> and bounds subdivision. The 8 acre parcel is surrounded by parcels varying in <br /> size from 8.57 acres to 0.9 acre. There is no municipal water or wastewater <br /> available to the 8 acre parcel. <br /> There are 98 parcels zoned Transitional Residential, including a 42 acre parcel. <br /> The average lot size of these 98 parcels is 2.22 acres. <br /> The City Code was amended in May, 2015 reducing the minimum lot size from 10 <br /> acres to 5 acres for the Transition Residential Zone. <br /> The Total Lot Area—acres, minimum are: <br /> Agriculture— 20 acres; <br /> Forest Management— 10 acres; <br /> Rural Residential—5 acres; and <br /> Transition Residential — 5 acres. <br /> Buildable Lot Area —square feet, minimum are: <br /> Shoreline Residential — 20,000 sf <br /> Urban Residential (sewered) — 6,25o sf, and <br /> Urban Residential (unsewered) — 20,000 sf. <br /> Applicable Regulations: <br /> Section 17-5.7 TRANSITION RESIDENTIAL (TR) <br /> 1. Purpose and Intent: To provide a residential zoning classification that <br /> serves as a medium-density buffer between areas of higher-density and areas of <br /> lower-density. The Transitional Residential zone may be utilized in some second- <br /> tier shoreland areas and/or on the edge of the municipal utility service area. The <br /> zone may or may not be served by municipal sewer and water but must be within <br /> the projected utility service area. Development in this zone should facilitate <br /> future utility extensions. <br /> 2. Compatibility: The Transitional Residential zone is compatible with and <br /> may be established next to the Shoreline Residential, Urban Residential, <br /> Downtown Mixed-Use, Commercial and Light Industrial Zones.
