BLADC 2020 Program Spring-Fall 2008 <br /> CWC Land Summary <br /> In Crow Wing County,approximately 12%or 10,000 acres of land are zoned for commercial and industrial uses. <br /> • About 17%or 1450 acres of the City of Brainerd are zoned for commercial and industrial uses <br /> • About 16%or 1600 acres of the City of Baxter are zoned for commercial and industrial uses <br /> • About 6%or 700 acres of the City of Pequot Lakes are zoned for commercial and industrial uses <br /> Park Summaries <br /> Baxter Industrial Park— The Baxter Industrial Park is located on the east side of HWY 371 just south of the <br /> HWY 210 crossing. There is rail on the north side of the park and direct access to Little Falls/St.Cloud on HWY <br /> 317 South. The park has nearly 257 acres spread over 93 lots, which house 63 businesses employing nearly <br /> 1200 people. It was built in three phases beginning in 1985, with each phase abutting the southern end of its <br /> predecessor. The most recent phase (Phase III) was completed in 2000. The Baxter Industrial Park has many <br /> multi-tenant structures. <br /> Brainerd Industrial Park—The Brainerd Industrial Park was initially located between 13th Street and Business <br /> 371, 1 mile south of downtown Brainerd. The park's 91 lots cover over 360 acres of land and support 49 <br /> businesses. These businesses in turn employ about 840 area residents.The park was built in distinct phases,with <br /> a nearby development known as the Isebrand/Thiesse property. The Brainerd Industrial Park was started in 1976. <br /> Twenty years later in 1996 a second expansion was made to the south of Industrial Park Road, which was <br /> followed quickly by another in 1999. These two additions are jointly considered Phase II by BLADC. This was <br /> followed by the 2004 Lexington development (Phase III) on the east side of 13th Street. In 2007 the <br /> Isebrand/Thiesse Development was completed to the north of the Crow Wing County fairgrounds and the newly <br /> completed Phase IV(2008)was placed south of Lexington. The Brainerd Industrial Park has more development <br /> of single use facilities and lots,as well as a large amount of warehousing/storage. <br /> Pequot Lakes Business Park—The Pequot Lakes Business Park is located on the south side of the City just off <br /> of HWY 371. The park was started in 1996 with sewer and water made available to most of its lots. In 2003 the <br /> City extended sewer/water to the remaining lots of the south portion of the park. The park has roughly 62 acres <br /> spread over 33 lots, which houses 20 businesses employing 211 area residents. The Business Park has several <br /> businesses which are spread over multiple lots. Even though the City has sold all the publicly owned lots there <br /> are lots and space available for more development. <br /> r1 <br /> 4 <br />
