Box 812 <br /> Pequot lakes, MN 56472 <br /> Re: Preliminary Plat of Evergreen Third Addition <br /> Dear Mr_Arvig: <br /> Please be advised that on February 3, 2004, the City Council accepted the <br /> Planning Commission's approval of the preliminary plat of Evergreen Third <br /> Addition based on the following findings of fact: <br /> 1. The land is zoned Residential, which is the proper zoning for the type of <br /> subdivision requested. that would limit <br /> 2. There are no physical constraints indicated on the property <br /> residential development or require significant alteration of the land for <br /> residential development to proceed. <br /> 3. Soils are indicated to be very suitable for onsite sewage treatment. <br /> 4. The dwellings are to be served by a clustered sanitary sewer system_ <br /> 5. Since this is part of a PUD, lot sizes are not a factor. The overall density <br /> was approved with the original PUD and does not increase with the <br /> proposed layout <br /> 6. Each lot abuts commonly owned property,which accesses public right of <br /> way. Each lot is accessible. <br /> 7. There are no easements needed for maintenance of public utilities_ <br /> Please note that the City Council also added the following conditions: <br /> 1_ An updated preliminary plat drawing shall be provided showing the as-built <br /> location of the sewage treatment system. <br /> • 2_ An NPDES permit shall be submitted to the MPCA with the City given a <br /> copy. <br />
