We have scheduled a hearing for September 16 at 6:30 PM. <br /> Please contact Dawn Bittner, Zoning Administrator, at 218-568-6699 if you need <br /> additional details on the logistics of the hearing. <br /> We are writing you today because we have reviewed your application and anticipate that <br /> the Planning Commission is going to have some additional questions. Specifically,we <br /> anticipate that you will be questioned on the following: <br /> - Where are the sales units going to go? You site plan shows a building,but no <br /> area for parking of sale units or customer parking. <br /> - Your proposed lot coverage is 32.7%, but this does not include any area for <br /> parking of sales units or customer parking. The maximum lot coverage <br /> allowed in the Commercial zone is 50%. What is your lot coverage once <br /> parking is included? <br /> - How do you intend to handle stormwater from parking areas? <br /> - What landscaping do you propose for this property in conjunction with the <br /> improvements? The auto facility next door is required to maintain a minimal <br /> level of screening, which the Planning Commission would like recommend <br /> for your similar use. <br /> - It appears from the site plan that your site is not serviced by municipal sewer <br /> but that on-site treatment is used. How is this treatment system sized and is <br /> that sizing adequate for your increased use? <br /> - You do not indicate any additional signage will be needed. Is this the case? If <br /> you intend to put up new signs, where will they be located and what size will <br /> they be? <br /> Additionally,we have not had a chance to compare your sketch to the proposed <br /> alignments for backage roads as part of the TH 371 expansion project.
