If any other size paper is used, <br /> 12 copies must be provided to the Zoning Office. <br /> The proposed improvements MUST BE STAKED at least 10 days prior to the Planning and Zoning <br /> Commission meeting. <br /> A Certificate of Survey must be done by a LICENSED LAND SURVEYOR for all SETBACK variance <br /> requests. The survey requirements are attached. In addition, the following information should be provided: <br /> • Show location of septic system and well <br /> • Show all existing and proposed improvements <br /> • Show all dimensions and setbacks <br /> • Building elevations <br /> • If the above items are NOT completed, your application will be deferred until the required material is received <br /> and reviewed by staff and the commission. <br /> VARIANCES shall be decided with consideration for the following: <br /> • The strict interpretation of the Ordinance would create undue hardship. <br /> • The strict interpretation of the Ordinance would be impractical because of circumstances relating to lot size,shape,and <br /> topographic or other characteristics of the property not created by the landowner. <br /> • The deviation from the Ordinance,with any attached conditions,will still be in keeping with the spirit and intent of the <br /> Ordinance. <br /> • The variance will not create a land use NOT PERMIT TED in the zone. <br /> • The variance will not alter the essential character of the locality. <br /> • The variance is NOT for economic reasons alone,but reasonable use of the property does not exist under the Ordinance. <br /> Please state the nature of the Variance you are requesting: I am requesting a variance from the <br /> ten foot setback. The northwest corner of my garage currently encroaches about 10 inches <br /> into the setback area. <br /> Explain the hardship which this variance would alleviate: Absent the variance, it would be <br /> necessary for me to demolish my garage, remove the slab and reconstruct the garage <br /> to rectify an encroachment of only 10 inches on the setback. <br /> Applicant Signature: Date: <br />
