2. Small, indigenous trees/large indigenous shrubs are required to fulfill from no less <br /> than 20% to no more than 30% of the required number of trees. Small trees/large <br /> shrubs are trees or shrubs with a mature height of 10 to 30 feet. The mix is <br /> designed to create a buffer which will give a satisfactory screen within 3 to 5 years <br /> of planting, under normal maintenance, while allowing room for the various plants <br /> to grow. Trees shall be distributed along the entire length of the buffer. Due to <br /> unique characteristics of a site, or design objectives, alternative plant mixes may <br /> be approved. Trees shall not be pruned to remove lower branches that will provide <br /> screening. <br /> The following are the required buffer zones in each underlying zoning district along the Highway <br /> 371 Corridor district. <br /> A. Commercial (C-1) and Waterfront Commercial (WC) District. <br /> A minimum of one tree per each 200 square feet of property for a depth of 50 feet from the <br /> Highway 371 right-of-way into the development property. <br /> B. Industrial (1-1) District. <br /> A minimum of one tree per each 200 square feet of property for a depth of 50 feet from the <br /> Highway 371 right-of-way into the development property. <br /> C. Forestry (F-1) District. <br /> If no structures exist, no new screening is required. When permitted structures are proposed to <br /> be built, a minimum of one tree for every 200 square feet of property for a depth of 20 feet from <br /> the Highway 371 right-of-way into the development property is required. <br /> D. Agricultural (A-1) District. <br /> If no structures exist, no new screening is required. Rural-Residential (RR) District. <br /> A minimum of one tree for every 200 square feet of property for a depth of 20 feet from the <br /> Highway 371 right-of-way into the development property. <br /> Section 30-050 Minimum Lot Requirements and Setbacks. <br /> The following minimum requirements shall apply to all property and structures in the Highway <br /> 371 Overlay District. Where standards for the underlying zoning district classification vary from <br /> the overlay district, the stricter standard shall apply. <br /> A.
