DECLARATIONS OF COVENANTS ,CONDITIONS,RESTRICTIONS AND <br /> RESERVATIONS FOR PEQUOT LAKES STORAGE PARK <br /> Declarants hereby declare that all the real properties described shall be held, sold and conveyed <br /> subject to the following covenants, conditions, restritions and reservations which are for the <br /> purpose of protecting the value and desirability of, shall run with the real property and be <br /> binding upon all parties having any right, title or interest in the real property or any part thereof, <br /> or additions thereto,their heirs, successors and assigns, and should insure to the benefit of such <br /> owner thereof. <br /> 1. FURTHER SUBDIVISION: There shall be no further subdivision or splitting of any lot. <br /> 2. SETBACKS AND BUFFER: Building setback and buffer areas must be maintained along <br /> property lines with minimum as listed: <br /> Side property lines - 10 feet <br /> Rear property lines - 10 feet <br /> Right property lines - 10 feet <br /> 3. OUTSIDE STORAGE: Outside storage is restricted to less than twenty-four(24) hours. <br /> Outside storage in all other circumstance is prohibited. <br /> 4. HAZARDS: There shall be no use of or spillage of chemicals on any lot that would be <br /> damaging or create a hazard or danger to the envioroment. <br /> 5. NUISANCE: No noxious or offensive trade shall be carried out upon any lot nor shall <br /> anything be done on any lot which would constitute a nuisance. <br /> 6. USES: A. Pequot Lakes Storage Park shall be used for storage purposes only,that is,the rent <br /> or lease of storage, and shall not be used for any other commercial or industrial <br /> activity. <br /> B. NO residential uses are permitted on any lot. <br /> 7. CONDITION: Each owner of a lot shall keep and maintain the lot and every part thereof in a <br /> clean and sanitary condition. <br /> 8. VEHICLES: There shall be no unlicensed, inoperable or abanded automobiles, no mobile <br /> homes commonly referred to as trailer homes,travel trailers, or camper units allowed, erected or <br /> placed or permitted on any lot at anytime, except in an enclosed building. <br /> 9. ANIMALS: No animals shall be kept or permitted to remain on the premises. <br /> 10. SIGNS: Lot indentification signs shall be limited to one(1)per lot and shall not exceed ten <br /> (ten)square feet except for a real estate sign advertising the sale or lease of the property which <br /> shall not exceed six(6) square feet. <br />
