Box 361 <br /> Pequot Lakes,MN 56472-0361 <br /> VIA EMAIL, FACSIMILE(218-568-5860), &MAIL <br /> RE: Branches Plat <br /> Pequot Lakes,MN <br /> WSN Job No. 130B001 <br /> Mr. Marohn: <br /> As you requested, I have reviewed the above plat, specifically as it relates to roadways(there is <br /> no planned City water or sanitary sewer). <br /> I reviewed the information presented on a Sheet 1 of 1,Branches Erosion Control Plan, from <br /> Landecker&Associates, signed and dated 08/05/02. This drawing along with a few others was <br /> copied to me via an undated Landecker letter sent to Dawn Bittner at the City. <br /> Overall, the roadways presented on the drawing are appropriate for residential development. For <br /> more specifics, please review my following comments: <br /> 1. The roadway horizontal curves of North Branch Trail and Pinekrist Trail are acceptable. <br /> 2. For the cul-de-sac on the east end of Pinekrist Trail, there is no pavement radius called <br /> out. Based off the 66-foot R/W radius and the 22-foot pavement width on the normal <br /> typical section, we calculated a 44-foot pavement radius. <br /> We do not have an objection to this dimension. However,we defer to the School District <br /> and the City's Maintenance Superintendent, Mike Loven,for comment regarding school <br /> buses and snowplowing, respectively. <br />
