t
July 30, 2002
Joni Tulenchik
3975 32d Avenue SW
Pine River,MN 56474
Re: Pequot Lakes Final Plat Request
Dear Ms. Tulenchik:
The City of Pequot Lakes has received your request for a final plat. We have determined
that your application is not complete and we are sending it back to you so that you can
complete it. Specifically, the following items would need to be submitted along with
your final plat application(based off of your preliminary plat approval):
1. Sewage treatment system designs on all odd-numbered, one-acre lots.
2. A final plat drawing showing Outlot B moved directly south of the
intersection of North Branch Trail and Pinekrist Court.
3. A final plat drawing showing the right-of-way of North Branch Trail
redesigned to intersect Pinekrist Court at a perpendicular.
4. A road improvement plan acceptable to the City Engineer. Plan must
indicate centerline grade and cross sections conforming to the City
standards.
5. All of the required concurrent documents, including a plat check and
title opinion.
6. A letter from the DNR granting trail access.
7. A forest management plan if the total harvest exceeds 10 acres. If
harvesting does not exceed 10 acres, there should be a calculation as to
the amount of harvesting.
Further, we need to review the City's policy on street names to ensure that your proposed
names are in conformance.
As soon as all of these items have been submitted,we will gladly schedule your final plat
hearing. As stated in our Staff Report for your preliminary plat, the final plat hearing is
simply a check for the Planning Commission and City Council to make sure that the
preliminary plat conditions have been completed. To receive final plat approval, you
only need to complete these conditions and have that recognized by the City through this
process. Meetings are held on the third Thursday of each month. Completed applications
36 are due thirty(30) days prior to the meeting on which you wish to be scheduled.
If you have any questions or concerns prior to the meeting, please call Dawn Bittner at
City Hall at 218-568-5222 or call Chuck Marohn at 612-701-0352.
Sincerely,
