August 8, 2003
NWT LP
Joni Tulenchik
3975 —32nd Avenue SW
Pine River, MN 56474
Re: The Ridge Final Plat
Dear Ms. Tulenchik:
It has been some time since we last heard from you regarding The Ridge subdivision.
Although you have preliminary plat approval, that approval is valid for a period of 12
months. If not acted upon within that time, the approval will expire and you will have to
repeat the preliminary plat process.
Since The Ridge was approved, we have undertaken an extensive planning process within
the City. As you are likely aware, it is apparent that we are taking a slightly different
approach to development within the City. At a basic level, that approach discourages
commercial development that sprawls along Highway 371. Given this vision for the
community, it is not clear whether or not your subdivision as presented would be
approved a second time.
That is not to say we can undo what has been done. So long as you address the
preliminary plat approval conditions and complete a final plat application by March 4,
2004, your final plat will be approved.
If we can assist you in that process, please do not hesitate to contact us. We look forward
to receiving your completed application.
Sincerely,
CITY OF PEQUOT LAKES
Charles Marohn, PE
Planning and Zoning Administrator
Cc: Planning Commission
Dawn Bittner, Zoning Clerk
Kevin McCormick, Landecker and Associates (by email only)
