1. An existing dwelling and garage are located on the west lot. An existing <br /> 32'x14' shed is located on the east lot. <br /> 2. The lot is currently receiving city utilities. The existing dwelling on the <br /> proposed west lot is connected to municipal sanitary sewer, and an additional <br /> connection will be needed for the proposed east lot. <br /> 3. The approximate location of the municipal sanitary sewer main is adjacent to <br /> the proposed split line. <br /> 4. The minimum lot requirement in the Urban Residential District is 15,000 <br /> square feet for sewered areas. The proposed west lot is 28,560 square feet and <br /> the proposed east lot is 15,000 square feet. <br /> 5. The layout of the proposed split is consistent with adjoining properties. <br /> 6. Each of the proposed lots conforms to the minimum 100-foot frontage width <br /> in the Urban Residential District. <br /> 7. The west lot has an existing concrete driveway up to the existing garage with <br /> access to County Road 112. There is also an existing 8-foot wide gravel <br /> driveway that traverses the length of the east lot from Gravdahl Drive and <br /> connects with the concrete driveway in the west lot. <br /> 8. It is noted in the survey that"sanitary sewer easement width is not shown on <br /> this survey. Further research would be necessary to determine said width." It <br /> is the east lot that will need an easement. <br /> Planning Commission Direction: The Commission can review the metes and bounds <br /> subdivision and find that it conforms,with conditions as necessary, to the requirements of <br /> the Ordinance and recommend that it be approved. The Commission could find areas <br /> where the plan does not conform and then either recommend denial of the lot split or <br /> table it to allow for changes to be made. The Commission can also table the request for <br /> more review or to obtain additional information. <br /> Staff Recommendation: We recommend that,based on the findings provided in this <br /> report, the metes and bounds subdivision be approved with consideration given to the <br /> following conditions: <br /> 1. The gravel driveway traversing the east lot to the concrete driveway on the <br /> west lot is removed from the entire portion of the east lot and replaced with <br /> sod or grass seed. <br /> CITY OF PEQUOT LAKES PAGE 2 <br /> SEPTEMBER 2003 STAFF REPORT <br />
