At previous meetings and during the comprehensive planning process, there <br /> have been concerns expressed over the lack of Commercial property within <br /> the City. Converting this commercial parcel to strictly residential use, <br /> especially when there are residential areas in the City where townhomes could <br /> be built, does not seem to be consistent with the long-range planning <br /> objectives of the City of Pequot Lakes. <br /> Planning Commission Direction: The Commission can recommend to the Council that <br /> they approve the Conditional Use Permit allowing the Planned Unit Development. A <br /> recommendation of denial could also be made. If Commission members feel they need <br /> more information to make a decision, the application should be tabled. <br /> Staff Recommendation: If the Planning Commission would like to approve the proposal <br /> consistent with the previous approval of the first phase, we recommend consideration of <br /> the following conditions: <br /> 1. The applicant shall submit and erosion control/stormwater management plan. <br /> 2. Each individual unit shall have, and shall be considered, a separate water and <br /> sewer connection.
