<br /> Application: Request to rezone from Multi-Family Residential to Exempt Commercial
<br /> Applicant: Little Pine Properties, Ron Schaefer
<br /> Background Information: Mr. Schaefer has purchased the former church located at
<br /> 4208 Brown Street. Prior to Mr. Schaefer buying the property,the City looked into to
<br /> idea of making the building into a library, but structural limitations made that idea
<br /> unfeasible(the projected weight of the books would be too great). Schaefer was
<br /> originally looking to turn the building into residential apartments, but the layout of the
<br /> building makes that use difficult to accommodate. The current idea involves some type
<br /> of commercial use such as an office or photo studio, which would not be allowed in the
<br /> Multi-Family zone. The requested zoning change it to Exempt Commercial.
<br /> The following map shows the location of the property, which is two blocks west of the
<br /> highway. The map also shows the draft of the future land use designations that are being
<br /> developed by the Long Range Planning committee. The Little Pine Properties parcel
<br /> would fall within the proposed downtown-mixed use area, which calls for a mix of high-
<br /> density housing and pedestrian-oriented commercial uses.
