Box 361 <br /> Pequot Lakes, MN 56472 <br /> Re: Potential Direct Sale of Tax Forfeited Lot <br /> Dear Clerk: <br /> Crow Wing County is exploring the possibility of making a Direct Sale of tax forfeited <br /> property described as, LOT 48, BLOCK 1, PEQUOT SHADY SHORES 3RD ADDN. (re: <br /> 291090010480009)to an adjacent owner as allowed in MS 282.01, Subd. 7a. <br /> In the past, Crow Wing County has considered offering this tract for sale at public <br /> auction, however, due to the fact the lot is non-conforming, the City has been <br /> uncomfortable with a public auction process which could lead to more serious problems <br /> down the road. I am aware that Mr. Jon Kukachka(owner of lot 47 to north)has been in <br /> contact with the City concerning the tax forfeited lot. I am further aware that the City <br /> would prefer that the County sell directly to Mr. Kukachka thereby improving his <br /> compliance with local zoning ordinances. <br /> The purpose of this letter is to provide more information concerning a possible Direct <br /> Sale and, having provided this information, asking the City if they are still comfortable <br /> with a direct sale approach. <br /> Assuming the City is agreeable and signs off on the reclassification form and assuming <br /> the DNR approves the sale, I would present the issue to the County Commissioners. If <br /> the County Commissioners are agreeable, they would then direct the County Auditor to <br /> pursue a Direct Sale of the tax forfeited lot. The lot would be appraised and bids would <br /> likely be solicited from ALL ADJACENT OWNERS, INCLUDING THOSE <br /> OWNER(S) WHICH OWN LAND DIRECTLY ACROSS THE ROAD in Cass County <br /> (a recent County Attorney opinion indicates that "adjacent" also includes those owners <br /> directly across the road). The high bidder, of course, would be awarded the sale. Mr. Jon <br /> Kukachka, would be given equal opportunity but, in the end, may or may not be the <br /> successful bidder. <br /> 1 <br /> AN EQUAL OPPORTUNITY EMPLOYER <br />
