Charles Marohn
March 7 , 2003
Page Two
I am not persuaded that the County could obtain title insurance
that would protect it in making such title inquiry determined by
County Assessor' s office is usually regarded as a reliable
indication of such value. The Internal Revenue Service has been
known to challenge such values, but only in exceptional
circumstances. I do not believe a private appraisal of the
property made at this time would serve a useful purpose. If at
some time in the future the property were sold and the Internal
Revenue Service were to challenge the estimated market value based
on the County Assessor' s appraisal, you could at that time engage
the services of an appraiser who could still appraise such property
albeit retroactively.
Very truly
I/ /
Ali!! .
