PEQUOT LAKES PLANNING& ZONING COMMISSION <br /> REGULAR MEETING, JUNE 16, 1998 <br /> The Pequot Lakes Planning&Zoning Commission public hearing was called to order by Chairman M. <br /> Jurchen on Tuesday, June 16, 1998 at 6:33 p.m., at the Pequot Lakes City Hall. Roll call: M. <br /> Jurchen, G. Jensen, G. Welu, J. Thompson, F. Martinson. Absent: none. <br /> Motion by G. Welu and seconded by J. Thompson to approve the minutes of the previous regular <br /> meeting of April 21, 1998. Motion carried unanimously. <br /> OLD BUSINESS <br /> Commission members were given a brief update on the progress of the water system improvement <br /> project by Staff. <br /> M. Jurchen reported that progress on the Trailside Park Visitor's Center has been temporarily stalled <br /> pending clarification of some terms of the DNR/Burlington Northern Covenants. <br /> Many building projects are underway in the City. The Landecker building is complete now, as is Dean <br /> Brandt's Northlake Center building. Recently Halaas Properties broke ground for the new Kinzie <br /> Candle building which will be quite large. <br /> Staff reported that the Central Minnesota Housing Partnership program is in the process of building two <br /> new homes on Marshall Street,just to the south of the city limit. The two homes are being built by <br /> Tulenchik Development (Kirk Tulenchik) <br /> The Commission members had not discovered any new classifications under Section 8.20 of Ordinance <br /> #163, the Zoning Ordinance. <br /> There was some discussion about the Comprehensive Plan, however it was agreed that alot of the <br /> planned growth will depend upon the placement of the new water tower and other improvements. <br /> NEW BUSINESS <br /> Staff reported that Deb Hallbeck, owner of the old Baptist Church property on C.R. #11 is interested in <br /> subdividing her lot. The lot is 111 ft. wide, 50 ft. width is required in Exempt Commercial districts such <br /> as this. With no setbacks required, the Commission members could find no reason to disallow the <br /> division of the lot. Mrs. Hallbeck will be advised of their findings. <br /> Staff also reported that Don Babinski had come into City Hall, and was surprised to discover that the <br /> north portion of his property was zoned Light Industrial, while the southern portion was Limited <br /> Commercial. He wants it all Light Industrial so that he can expand his modular apartment <br /> manufacturing operation. M. Jurchen stated that Babinski's property would have been best used for <br /> residential development. Limited Commercial calls for greater setbacks and more screening than other <br /> classifications. <br /> It was moved by G. Jensen and seconded by F. Martinson that the meeting be adjourned at 7:35 p.m. <br /> Motion carried unanimously. <br />
