Box 361 <br /> Pequot Lakes, MN 56472 <br /> RE: The Ridge <br /> Dear Chuck: <br /> I am writing this letter on behalf of our client, the Tulenchiks, and in assistance with the project <br /> manager, Kevin McCormick. We would like to ensure that the record is clear on all issues in this <br /> matter. <br /> While I appreciate the use of emails as a way to expedite the process of communication, I am <br /> oftentimes uncertain, whether they are the actual public written positions to which I need to <br /> `•• respond, or rather a method of communicating issues and ideas. At Landecker& Associates, <br /> Inc. we have made it practice to ask the agencies to which we are submitting to provide their <br /> official comments using the City or consultant's letterhead so that there is no such confusion. It <br /> would also be beneficial to me if you would notify me in your email that it is an official or final <br /> review, as we do not want issues to become unclear, emotional, and circulated prematurely. I am <br /> responding to your email message dated January 21, 2003 at 11:40 p.m. with the understanding <br /> that it is your official position on the Tulenchik preliminary plat of"The Ridge." Since it was <br /> copied to the City of Pequot Lakes Planning and Zoning, I am assuming it is now of public <br /> record. If this is not the case, then this letter does not need to be distributed in any official <br /> manner and can be treated only as information passed between you and me. <br /> You are correct that it is our opinion the preliminary plat dated 11/25/02 meets the standards of <br /> the Pequot Lakes ordinance. Likewise, the Tulenchiks believe the record is clear and the <br /> property in question is commercial. They have, therefore, submitted a plan meeting the <br /> commercial standards as noted above. Our records indicate that on October 24, 2002, you <br /> received and accepted the application as completed and placed us on the December 2, 2002 <br /> Planning Commission agenda for consideration. Because of the annexation between the City and <br /> Township, my ordinance is actually referred to as Sibley Township Zoning Ordinance, and I do <br /> not have any amendment stating otherwise. If there is one, please advise me. I know this is a <br /> sore subject distinguishing between the City and former Township, but I just want to be clear. <br /> I have provided additional copies of the preliminary plat, slope percentages plan, and centerline <br /> L.- profile drawing plan so that you have the current and most complete information. <br />
