Applicant was present. Mr. Marohn explained his Staff Report. The Commission noticed that the current building is within the setback. This has not been looked at as a violation— it is a non- conforming structure. The impervious coverage was not calculated. A motion was made by Karl Moon, seconded by John Derksen, to approve the metes and bounds subdivision, subject to the following findings of fact: 1. The property is properly zoned for Light Industrial use. 2. The land is suitable without significant alteration for development. 3. Neither lot has physical constraints that would limit their ability to be developed. Tract A is already developed as it contains an existing industrial building (Allied Machine). 4. Both lots conform to the minimum lot width of 100 feet. 5. Both lots conform to the required front, rear, and side yard setbacks within the Light Industrial zone. 6. Each lot has more than the required 33 feet of access to public right of way. 7. The lot layouts are compatible with the existing layout of adjoining properties. Discussion of survey requirements were discussed. It was concluded that structures close to the setback need a survey. Staff was instructed to bring a survey policy to the next meeting. APPLICANT: Polly Gundy Applicant requests a metes and bounds subdivision. Applicant was not present. The certificate of survey was incomplete. The Commission requested a survey containing contours, existing and proposed property lines, and adjoining property details.
