MINUTES <br /> PEQUOT LAKES PLANNING AND ZONING COMMISSION <br /> REGULAR MEETING <br /> AUGUST 19, 2004 <br /> PRESENT: Bill Habein, Marty Nelson, Dean Williams, Karl Moon, Tom Woog,and <br /> Tom Adams. ABSENT: John Derksen and Mark Hallan. <br /> COUNCIL LIAISONS: Mary Pfeiffer and Cathy Malecha. Justin Bolz-Andolshek was <br /> also in attendance. <br /> CITY PLANNER: Charles Marohn, PE. <br /> ZONING ADMINISTRATOR: Dawn Bittner. <br /> The meeting was called to order by Chairman Woog at 6:35 p.m. <br /> APPLICANT: Merlin and Jill Carlson. <br /> Applicant requests a metes and bounds subdivision. <br /> Applicants were not present. Their realtor, Jill Macnamara was in attendance. <br /> Mr. Marohn explained his Staff Report. <br /> JOHN DERKSEN ARRIVED AT 6:39 P.M. <br /> A motion was made by Karl Moon, seconded by Bill Habein,to approve the metes and <br /> bounds subdivision, based on the following findings of fact: <br /> 1. The property is properly zoned for residential use. <br /> 2. The land is suitable without significant alteration for development. <br /> 3. None of the three lots have physical constraints that would limit their ability to be <br /> developed. Tract A. and Tract B already contain residential development. <br /> 4. Tract A does not conform to the minimum lot width of 125 feet. At its widest point, <br /> the lot is 123.68 feet wide. <br /> 5. Tract B and Tract C both exceed the minimum required lot width of 125 feet. <br /> 6. Each lot has at least the minimum required 33 feet of access to public right of way. <br /> 7. The lot layouts do not facilitate future development of adjacent parcels, but are not <br /> incompatible with the existing layout of adjoining properties. <br /> subject to the following conditions: <br /> 1.
