ii. A legal description,prepared by a Licensed Land Surveyor,describing <br /> all newly created lots and all remnant pieces. <br /> iii. A list of proposed lot sizes for each newly created lot and all remnant <br /> pieces. <br /> iv. A signed statement from a Licensed Land Surveyor indicating that the <br /> proposed lot lines have been staked consistent with the submitted <br /> legal description. <br /> v. Evidence of Authority to subdivide the parcel consisting of fee <br /> ownership or written concurrence of fee owners. <br /> B. Review. <br /> i. The Zonin: Administrator shall r-view the l-:al description to ensure <br /> it has been prepared by a licensed surveyor. <br /> ii. The Zoning Administrator shall visit the site and verify that the <br /> proposed lot lines, as staked by the Land Surveyor,do not create any <br /> encroachments and provide adequate buildable area. <br /> iii. The City Attorney shall validate that the property owner has the <br /> authority to subdivide the property. <br /> C. Approval. <br /> Once the items in(A)have been submitted and the items in(B)have <br /> been completed to the satisfaction of the Zoning Administrator,the <br /> Zoning Administrator may approve the application. <br /> Upon approval,the City Clerk is directed to affix the City Seal to the <br /> appropriate documents necessary for Crow Wing County to record <br /> the approved subdivision. <br /> This ordinance amendment would need a public hearing with the Planning Commission <br /> and a 4/5ths vote of the City Council before it would go into effect. <br />
