STAFF REPORT <br /> L <br /> Item: Impervious Coverage in Commercial and Light Industrial Zones <br /> There has been some question regarding whether the current impervious coverage limits for the <br /> Commercial and Industrial zones are too restrictive. The Ordinance currently sets the <br /> impervious coverage limit at 25%for both the Commercial the Light Industrial zones. <br /> The impervious coverage limitations were set at 25%for these zones partly to ensure that when <br /> these properties were developed that there would be adequate and ample room to manage <br /> stormwater runoff on-site.Commercial properties are located around the core Downtown Mixed <br /> Use district and extending south along Highway 371,while the Light Industrial district is located <br /> on the south side of downtown Pequot.The Commercial properties have to potential range from <br /> being more urban in character to being less urban depending on their proximity to the <br /> Downtown. <br /> The current impervious coverage limits in the Commercial and Light Industrial zones require <br /> property owners to have larger tracts of land in order to operate a business with appropriate <br /> levels of parking and driving areas. Highway and auto-oriented businesses typically require <br /> more area to accommodate vehicles than do specialty shops. In some areas of the City, lower <br /> impervious coverage limitation may be appropriate, but in other areas, particularly where city <br /> storm sewer is available,the low impervious coverage limitation may be too restrictive. <br /> City of Pequot Lakes Staff Report 5_1 <br /> December 15,2005 <br />
