Box 367 <br /> Pequot Lakes, MN 56472 <br /> RE: Rezone Request Forest Management, Parcel No. 290142200BA0009 <br /> Dear Ms. Pfeiffer: <br /> Please be advised that on October 4, 2005, the City Council approved your <br /> rezone request based on the following findings of fact: <br /> `• 1. The rezoning to Transition Residential is consistent with the City's <br /> Comprehensive Plan and Future Land Use Map, which designates this <br /> property as Urban/Rural Transition. <br /> 2. The parcel is bordered on the north by a property zoned Downtown Mixed <br /> Use and a parcel that the City has proposed to be rezoned Commercial. <br /> The owner of that property, Ms. Pfeiffer, is requesting that the properties <br /> be rezoned to Forest Management. <br /> 3. The parcel is bordered on the west by properties that are zoned <br /> Downtown Mixed Use. <br /> 4. The parcel is bordered on the east by a property zoned Transition <br /> Residential <br /> 5. The Transition Residential zone is compatible with the Downtown Mixed <br /> Use and Commercial zones. <br /> 6. The Forest Management zone can be established adjacent to Agriculture, <br /> Rural Residential, Transition Residential, Commercial, and Light Industrial <br /> zones. Rezoning to Forest Management would not be compatible with the <br /> Downtown Mixed Use zone just to the west. <br /> 7. The property was zoned Rural Residential under the previous ordinance, <br /> which had a minimum lot area of 5 acres and a minimum lot width of 200 <br /> feet. Rezoning to Transition Residential would not change the minimum lot <br /> area or width. <br /> 8. The parcel area of 6 acres meets the minimum lot area of 5 acres for the <br /> Transition Residential zone. <br />
