Box 812 <br /> Pequot Lakes, MN 56472 <br /> Re: Preliminary Plat of Evergreen Fourth Addition <br /> Dear Mr. Arvig: <br /> Please be advised that on October 4, 2005, the City Council accepted the <br /> Planning Commission's approval of the preliminary plat of Evergreen Fourth <br /> Addition based on the following findings of fact: <br /> 1. In reference to the five concerns from the previous preliminary plat <br /> proposal: <br /> a. Lots 5, 6, 7, 8, and 9 have been removed from the revised preliminary <br /> plat approval and integrated with Outlot B. <br /> b. The road originally proposed on the west wide of the lot has been <br /> removed from the revised preliminary plat and integrated with Outlot B. <br /> c. Lots 1, 2, and 6 have been removed from the preliminary plat and <br /> integrated with Outlot B. <br /> d. Lot 6 has been removed from the preliminary plat and integrated with <br /> Outlot B. <br /> e. The radius of the proposed cul-de-sac has been modified to be 68 feet, <br /> which meets the requirement of the City Ordinance. <br /> f. The proposed road has not been extended to the southerly property <br /> line. <br /> 2. The land is zoned Residential, and is suitable for the four proposed <br /> residential lot. <br /> 3. The property contains steep slopes and wetlands throughout the property <br /> that will hinder future development in the proposed Outlot A. <br /> 4. Lots 1 and 2 of Block One and Lot 1 of Block Two, would be able to be <br /> developed for residential use without major topographic alteration. <br />
