Box 367 <br /> Pequot Lakes, MN 56472 <br /> RE: Rezone Request Agriculture to Transition Residential, Parcel No. <br /> 290142100A0009 <br /> Dear Ms. Pfeiffer: <br /> Please be advised that on October 4, 2005, the City Council approved your <br /> �. rezone request based on the following findings of fact: <br /> 1. The rezoning to Transition Residential is consistent with the City's <br /> Comprehensive Plan and Future Land Use Map, which designates this <br /> property as Urban/Rural Transition. <br /> 2. The parcel is bordered on the north by property zoned Commercial and <br /> bordered on the south and west by property zoned by Transition <br /> Residential. <br /> 3. The parcel is bordered on the east by a property the City has proposed to <br /> be rezoned Agriculture; Pfeifer is also the owner of this property is <br /> requesting the property also be rezoned to Agriculture. <br /> 4. The Transition Residential zone is compatible with the Commercial and <br /> Agriculture zones. <br /> 5. The property was zoned Agricultural under the previous ordinance, which <br /> had a minimum lot area of 20 acres and a minimum lot width of 500 feet. <br /> Rezoning to Transition Residential would not be down zoning. <br /> 6. The parcel area of 12.5 acres meets the minimum lot area of 5 acres for <br /> the Transition Residential zone. <br /> 7. The parcel area of 12.5 acres does not meet the minimum lot area of 20 <br /> acres for the Agriculture zone. <br /> 8. The parcel lot width of nearly 1000 feet meets the minimum lot width of <br /> 200 feet for the Transition Residential zone. <br />
