Box 367 <br /> Pequot Lakes, MN 56472 <br /> RE: Rezone Request from Forestry to Forest Management, Parcel No. <br /> 290142200K00009 <br /> Dear Ms. Pfeiffer: <br /> Please be advised that on October 4, 2005, the City Council approved your <br /> rezone request based on the following findings of fact: <br /> 1. The rezoning to Commercial is consistent with the City's Comprehensive <br /> Plan and Future Land Use Map. <br /> 2. The parcel is bordered on the north by property zoned Commercial. <br /> 3. The parcel is bordered on the south and east by property zoned Transition <br /> Residential. <br /> 4. The parcel is bordered on the west by property zoned Downtown Mixed <br /> Use. <br /> 5. The Commercial zone is compatible with the Downtown Mixed Use and <br /> Transition Residential zones. <br /> 6. The Forest Management zone is compatible with the Transition <br /> Residential and Commercial zones; however it is not compatible with the <br /> Downtown Mixed Use zone. <br /> 7. The property was zoned Forestry District under the previous ordinance, <br /> which had a minimum lot area of 10 acres and a minimum lot width of 300 <br /> feet. Rezoning to Transition Residential would not be down zoning. <br /> 8. The parcel is not currently serviced by City sewer and water, but is <br /> adjacent to parcels that are serviced. Developing this area would facilitate <br /> future expansion of services, fitting with the intent and purpose of the <br /> Commercial zone. <br /> 9. The parcel's area of roughly 9.5 acres meets the minimum lot area of <br /> `.. 20,000 square feet for non-sewered parcels in the Commercial zone. <br />
