have none in place. It would be fairly straightforward to define areas where <br /> campgrounds with individually owned sites would be compatible and provided for in the <br /> underlying zoning. In these areas,we establish the overlay zone. This zone would <br /> provide for densities greater than what is allowed in the underlying zone,would refer to <br /> the performance standards already in place and would also provide for a mechanism for <br /> creating individual ownership of sites. <br /> The difficulty with this option would be in identifying those areas that would work. We <br /> suggest the following criteria for discussion purposes: <br /> - Where campground is provided for in the underlying zone(Forest <br /> Management,Agriculture,Rural Residential,Shoreline Commercial and <br /> Recreation), <br /> - Where the property is outside of the i,000 foot shoreline area, <br /> - Where there is a high degree of accessibility to the site(adjacent to a state <br /> highway or a county state-aid highway), <br /> - Where the lot size is at least 4o acres,and <br /> - Where adjacent properties are undeveloped or contain development <br /> currently compatible with creation of a campground <br /> If the Planning Commission has a preference with these alternatives,we can proceed <br /> with the ordinance amendment process,which would include drafting specific language <br /> and holding a public hearing in December on proposed changes. <br />
