2. The properties are bordered on the north by property zoned Agriculture and on the south <br /> by property zoned Urban Residential. Properties on the west are zoned Transition <br /> Residential. <br /> 3. The parcel is bordered on the east by properties that the City has proposed to be rezoned <br /> to Transition Residential; the owner of these property have opted out of the City-wide <br /> rezoning and are currently undergoing the hearing process. <br /> 4. The Transition Residential zone is compatible with the Urban Residential and <br /> Agriculture zones. <br /> 5. The Urban Residential zone is not compatible with the Agriculture zone. <br /> 6. The property was recently rezoned to Transition Residential, which has a minimum <br /> buildable lot area of 5 acres and a minimum lot width of 200 feet. Rezoning to Urban <br /> Residential would decrease the minimum buildable lot area to 6,250 square feet(roughly <br /> o.14 acres)and decrease the minimum lot width to 50 feet. <br /> 7. The properties are not currently served by public sewer services, but the applicant has <br /> indicated that he plans on extending public services to this property in conjunction with <br /> future development projects. <br /> Planning Commission Direction: The Planning Commission can recommend that the City <br /> Council approve,deny,or table this rezoning. <br /> Staff Analysis: The Planning Commission has the ability to approve or deny this rezoning <br /> application. The properties in question are properly zoned as they conform to the <br /> Comprehensive Land Use Plan and are compatible with the surrounding zoning classifications. <br /> Should the Planning Commission find that residential development at the density allowed in the <br /> Urban Residential zone is appropriate for the properties in question, some of the neighboring <br /> �... properties would have to be rezoned in order to provide a transition buffer between the urban <br /> densities and the rural densities to the north.The property directly to the north and the property <br /> to the northeast should be rezoned to Transition Residential in order to make the zoning <br /> districts in the area compatible with one another.
