4. The parcel is bordered on the west by property zoned Downtown Mixed Use. <br /> `-- 5. The Commercial zone is compatible with the Downtown Mixed Use and Transition <br /> Residential zones. <br /> 6. The Forest Management zone is compatible with the Transition Residential and <br /> Commercial zones; however it is not compatible with the Downtown Mixed Use zone. <br /> 7. The property was zoned Forestry District under the previous ordinance, which had a <br /> minimum lot area of io acres and a minimum lot width of 300 feet. Rezoning to <br /> Transition Residential would not be down zoning. <br /> 8. The parcel is not currently serviced by City sewer and water, but is adjacent to parcels <br /> that are serviced. Developing this area would facilitate future expansion of services, <br /> fitting with the intent and purpose of the Commercial zone. <br /> 9. The parcel's area of roughly 9.5 acres meets the minimum lot area of 20,000 square feet <br /> for non-sewered parcels in the Commercial zone. <br /> io. The parcel's area of roughly 9.5 acres does not meet the minimum lot area of io acres for <br /> the Forest Management zone. <br /> ii. The parcel's lot width of roughly 625 feet meets the minimum lot width of 50 feet for the <br /> Commercial zone. <br /> 12. The parcel's lot width of roughly 625 feet meets the minimum lot width of 300 feet for <br /> the Forest Management zone. <br /> Planning Commission Direction: The Planning Commission can recommend that the City <br /> Council approve,deny,or table this rezoning. <br /> Staff Recommendation: Based on the findings of fact presented in this report, the Staff <br /> recommends that the property be rezoned to Commercial.
