2. The parcel is bordered on the north by property zoned Commercial and bordered on the <br /> south and west by property zoned by Transition Residential. <br /> 3. The parcel is bordered on the east by a property the City has proposed to be rezoned <br /> Agriculture; Pfeifer is also the owner of this property is requesting the property also be <br /> rezoned to Agriculture. <br /> 4. The Transition Residential zone is compatible with the Commercial and Agriculture <br /> zones. <br /> 5. The property was zoned Agricultural under the previous ordinance, which had a <br /> minimum lot area of 20 acres and a minimum lot width of 500 feet. Rezoning to <br /> Transition Residential would not be down zoning. <br /> 6. The parcel area of 12.5 acres meets the minimum lot area of 5 acres for the Transition <br /> Residential zone. <br /> 7. The parcel area of 12.5 acres does not meet the minimum lot area of 20 acres for the <br /> Agriculture zone. <br /> 8. The parcel lot width of nearly l000 feet meets the minimum lot width of 200 feet for the <br /> Transition Residential zone. <br /> 9. The parcel lot width of nearly l000 feet meets the minimum lot width of 500 feet for the <br /> Agriculture zone. <br /> 1o. Rezoning to Transition Residential would be compatible with the existing zones and <br /> proposed zones immediately adjacent to this property. <br /> 11. Rezoning to Agriculture would also be compatible with the existing zones and the <br /> proposed zones immediately adjacent to this property. <br /> Planning Commission Direction: The Planning Commission can recommend that the City <br /> Council approve,deny,or table this rezoning. <br /> Staff Recommendation: After researching the characteristics of this property, the Staff finds <br /> that this particular property is more compatible with the Transition Residential zone than the <br /> Agricultural zone. The property more closely fits the lot size and width of the Transition <br /> Residential zone and would follow the purpose of the zone: to serve as a"medium-density buffer <br /> between areas of higher-density and areas of lower-density."
