1. The rezoning to Transition Residential is consistent with the City's Comprehensive Plan <br /> and Future Land Use Map. <br /> 2. The parcel is bordered on the north, east, and south by properties that the City has <br /> proposed to be rezoned Transition Residential; the owner of the property, Greer, is <br /> requesting that the properties be rezoned to Urban Residential. <br /> 3. The parcel is bordered on the west by properties that are zoned Transition Residential <br /> and Urban Residential. <br /> 4. The Transition Residential is compatible with Urban Residential and Agriculture zones. <br /> 5. The properties were zoned Agricultural under the previous ordinance, which had a <br /> minimum lot area of 20 acres and a minimum lot width of 500 feet. Rezoning to <br /> Transition Residential would not be down zoning. <br /> 6. The parcel area of 5.5 acres meets the minimum lot area of 5 acres for the Transition <br /> Residential zone. <br /> 7. The parcel lot width of 375 feet meets the minimum lot width of 200 feet for the <br /> Transition Residential zone. <br /> Planning Commission Direction: The Planning Commission can recommend that the City <br /> Council approve,deny,or table this rezoning. <br /> Staff Recommendation: Based on the findings of fact presented in this report, the Staff <br /> would recommend that the property be rezoned to Transition Residential. Transition <br /> Residential zoning is consistent with the Comprehensive Plan, is compatible with surrounding <br /> zones, and meets the purpose and intent of the district. However, because the Staff has not had <br /> contact with Mr. Cogan, and Mr. Cogan has not indicated what he would like the property to be <br /> rezoned to,the Staff recommends that this application be tabled at this time. <br /> City of Pequot Lakes Staff Report 5-3 <br /> September 15,2005 <br />
