5. The parcel also surrounds a property proposed to be rezoned to Rural Residential. <br /> 6. The property is bordered to the west by property zoned Shoreline Residential <br /> 7. Rezoning the property to Agriculture would not constitute spot zoning as the Agriculture <br /> zoning classification is compatible with the surrounding properties and the property is <br /> approximately 5o acres in size. <br /> 8. The Agricultural zone is compatible with the uses on the surrounding properties. <br /> 9. The area of the property, 5o acres, meets the minimum lot area for the Agriculture and <br /> Commercial zones. <br /> Planning Commission Direction: The Planning Commission can recommend that the City <br /> Council approve,deny,or table this rezoning. <br /> Staff Recommendation: Based on the findings of fact, your Staff recommends that the <br /> rezoning to Agriculture be approved. The Staff would not recommend rezoning to Commercial <br /> at this time as there are no parcels directly adjacent to the subject property that are zoned <br /> Commercial and the subject property does not meet the compatibility requirements of this zone: <br /> The property would not serve as a transition between a Downtown Mixed Use or Light <br /> Industrial zone and the surrounding residential zones.
