COMMUNiTYGROWTH <br /> 1 N S T I T U T E <br /> August 1, 2005 <br /> Carl & Colleen Smith <br /> 19513 State Highway 371 <br /> Brainerd, MN 56401 <br /> Re: Public Hearing for Property Rezonings <br /> PIN 290104100BA0009, 290104100BB0009,& 29010410OA00009 <br /> City of Pequot Lakes <br /> Dear Mr. and Mrs. Smith, <br /> This letter is to inform you that the public hearings for the rezoning of your properties, with PINS <br /> as listed above, will be held at the regularly scheduled Pequot Lakes Planning Commission <br /> meeting on August 18, 2005. The meeting, held at City Hall, starts at 6:30 p.m. and your <br /> hearings start fifth on the agenda. <br /> As you may already know, the City of Pequot Lakes recently adopted a new Land Use and <br /> Subdivision Ordinance. The City is in the process of rezoning all properties within the City to <br /> conform to the new zoning classifications in the Ordinance and to conform to the goals described <br /> in the City's Comprehensive Plan. <br /> The City has proposed to rezone your property, PINS 290271402A0009 and 29010410013130009, <br /> from Multi-family Residential to Transition Residential. The City has also proposed to rezone <br /> your property, PIN 290104100A00009, from Wooded Residential to Transition Residential. The <br /> purpose and intent of the Transition Residential zone is to provide a zoning classification that <br /> serves as a medium-density buffer between areas of higher density and areas of lower density. <br /> The Transition Residential zone may be utilized in some second-tier shoreland areas and/or on <br /> the edge of the municipal utility service area. The zone may or may not be served by municipal <br /> sewer and water, but must be within the project utility service area. <br /> For a rezoning, the Commission holds a hearing to review your rezoning and then makes a <br /> recommendation to the City Council. The City Council then makes the final decision. The City <br /> Staff prepares a Staff Report each month for all of the hearings. If you would like a copy of the <br /> report for your hearing, there will be one available at City Hall for you to review one week prior <br /> to the meeting or you can read it online at www.communitygrowth.com/pequot---lakes/.
