The rezoning to Agriculture is consistent with the City's Comprehensive Plan and Future <br /> Land Use Map. <br /> 2. The rezoning to Commercial is not consistent with the City's Comprehensive Plan and <br /> Future Land Use Map. <br /> 3. The parcel is bordered to the north and south by property zoned Forest Management. <br /> 4. The parcel is bordered to the northwest by property zoned Rural Residential. <br /> 5. The parcel also surrounds a property that is zoned Rural Residential. <br /> 6. The property is bordered to the west by property zoned Shoreline Residential and to the <br /> east by property zoned Rural Residential. <br /> 7. Rezoning the property to Agriculture would not constitute spot zoning. <br /> 8. The Agricultural zone would be compatible with the parcel's surrounding uses. <br /> 9. The area of the property, 50 acres, meets the minimum lot area for the Agriculture and <br /> Commercial zones. <br /> Planning Commission Direction: The Planning Commission can recommend that the City <br /> Council approve, deny, or table this rezoning. <br /> Staff Recommendation: Based on the findings of fact, your Staff recommends that the rezoning <br /> to Agriculture be approved.The Staff would not recommend rezoning to Commercial at this time <br /> as there are no parcels directly adjacent to the subject property that are zoned Commercial and <br /> the subject property does not meet the compatibility requirements of this zone: The property <br /> would not serve as a transition between a Downtown Mixed Use or Light Industrial zone and the <br /> surrounding residential zones.
