STAFF REPORT <br /> Application: Preliminary Plat of Keen Addition <br /> Applicant: Allen Berens <br /> Background Information: The property is approximately 6.8 acres in size and is part of <br /> Government Lot 3, Section 10, Township 136 N, Range 29 W. The parcel is located west of <br /> Sibley Lake and lies to the east of CSAH 17 and to the north of Ingoll Way(Lakeside Drive). <br /> The parcel is zoned Medium Density Residential (MR) and falls under the jurisdiction of the <br /> previous Ordinance due to the application date. The applicant proposes to create eight (8) <br /> residential lots,all of which would be 32,073 square feet,or roughly 0.73 acres, in size. <br /> At the Planning Commission meeting last month, this application was tabled to await indication <br /> from the Minnesota Department of Natural Resources about any potential impacts of this <br /> development on Sibley Lake. Staff has spoken to Lonny Thomas at the DNR, and he indicated <br /> that their only concern was the size of the lots. Mr. Thomas indicated that off lake lots within the <br /> Shoreland Area of a general development lake should be a minimum of 40,000 square feet, <br /> 10,000 square feet larger than the lots currently in the proposed plat. Staff has relayed this <br /> information to Mr. Berens's representative and is awaiting further information from the applicant <br /> about how he will choose to proceed.
