The purpose of the Commercial zoning classification is to provide for commercial uses oriented <br /> around the automobile. Parcels are larger than in the Downtown Mixed-Use zone in order to <br /> provide on-site parking, on-site stormwater facilities as well as on-site water supply and sewage <br /> treatment where municipal utilities are not immediately available. <br /> The purpose of the Shoreline Commercial zoning classification is to establish and maintain a <br /> land use district for existing commercial, recreationally orientated uses within the shoreland area <br /> comprised of campgrounds, resorts, bars restaurants, marinas and similar water oriented uses <br /> with independent sanitary facilities and that are compatible with the natural resources of lakes <br /> and streams. <br /> The purpose of the Downtown Mixed-Use zoning classification is to provide a district for a mix <br /> of high-density residential and commercial uses. Development in this zone relies less on <br /> automobile traffic and more on walking, biking and other similar modes of transportation. <br /> Infrastructure must be in place to provide on-street parking and walkways as well as connection <br /> to municipal water and sanitary sewer utilities. Downtown Mixed-Use zones should be clustered <br /> to provide the maximum amount of interaction and accessibility between the different <br /> establishments. <br /> The purpose of the Light Industrial zoning classification is to establish and maintain a land use <br /> district for light industrial and heavy commercial uses. Development in this zone requires high <br /> automobile accessibility, municipal water and sanitary sewer service and municipal stormwater <br /> treatment facilities.
