The Arvig lots <br /> might be their best option. Arvig could possibly sell the lots back to the City for <br /> $100,000 and make a contribution of$50,000. They would need to consult with their <br /> financial advisors. <br /> They need a corner lot for traffic flow. BLADC will analyze both scenarios, Greer and <br /> Arvig. Brainerd and Baxter don't negotiate price. Pequot Lakes has a history of <br /> negotiating. Cathy will have Sandy obtain information from Ehlers regarding the City's <br /> financial status repayment of improvement loans. <br /> The EDC can't negotiate price, but could make a recommendation to the Council. The <br /> City should look differently at Phase 2 of the Industrial Park. October 23 is the next <br /> meeting. The following will take place prior to that meeting: <br /> 1. Sheila will talk to Gilroy Arvig with Ed Larsen. <br /> 2. Sandy will obtain financial analysis. <br /> Diamond Willow Assisted Living: <br /> Chris Storm met with Mark Jurchen and Mayor Malecha. Diamond Willow is interested <br /> in building a 20-unit assisted living facility on the Mark Forsberg property. They are not <br /> looking for any TIF or financing. Their preferred timeline would be to begin construction <br /> in January or February and be up and running by next summer. Ms. Haverkamp pointed <br /> out that there is an analysis on Pequot Lakes included in the Crow Wing County Housing <br /> Study. <br /> Diamond Willow was initially looking for a 5 acre tract with water/wastewater. The <br /> Forsberg property is 3.5 acres. Water/wastewater could be extended to this parcel. They <br /> would need a lift station. They would need an easement from Corky Smith, Trailside <br /> Estates to extend utilities from that development. Extending water/wastewater up County <br /> Road 112 could be cost prohibitive. The parcel would also need to be rezoned from <br /> Transition Residential to Urban Residential to allow for the density required. Extending <br /> utilities up County Road 112 may be a good idea for future development of the <br /> Rasmussen and Kennedy properties. <br /> Tim Houle, City Engineer, estimated an approximate cost to extend utilities from the <br /> northwest cul-de-sac of Trailside Estates to the lot line to be roughly$12,000.00. A <br /> bypass lane would likely need to be constructed as a County requirement. Mr. Storm is <br /> checking on potential wetland issues. <br /> Pat Smith and Sheila Haverkamp will approach Corky Smith to inform him of this <br /> potential development. <br /> Minutes 2 <br /> Economic Development Committee <br /> September 24, 2007 <br />
